Three leaks on one outside tap, and how to tell them apart

An outside tap can leak in three visible places and one invisible one, and each needs a different repair. Watch where the water actually comes out before deciding whether this is a washer, a packing nut or a pipe inside the wall.

Three leaks on one outside tap, and how to tell them apart

Watch where the water leaves the tap, because a hose bib has three separate leaks and they are three different repairs. Water dripping from the spout with the handle shut is the washer or the seat inside. Water appearing around the handle only while the tap is open is the packing on the stem. Water spraying from the small cap on top while it runs is the anti-siphon vacuum breaker. There is a fourth leak, behind the wall, and that one is the only one worth losing sleep over.

Inside the tap, a rubber washer on the end of the stem is pressed down onto a brass seat. The washer flattens and hardens over the years, and the seat gets scored by grit until it will not seal against anything. With the water off, the packing nut comes loose, the stem unscrews, and the washer and its screw are replaced. If the seat is pitted, it either gets dressed flat or the new washer will chew through in a season. Leaving a hose screwed on makes it worse, because the tap stays under pressure and the drip runs into the hose where you never see it.

That is the packing, and it means water is escaping up the stem instead of past the seat. On older bibs there is graphite or fibre packing under the nut and an eighth of a turn often stops the weep. On newer ones there is an O-ring on the stem instead, and no amount of tightening helps once it has gone flat and taken a set. Tighten too far and the stem binds, which makes the handle stiff and eventually snaps it off in your hand.

That cap is an anti-siphon vacuum breaker, and it is there to stop water being pulled backwards out of a hose into the house supply. Inside it is a rubber disc that seals when water flows and vents when it stops. When the disc perishes or sticks, the breaker dribbles or sprays sideways every time the tap runs. Some are sold as a replaceable cap, others are peened over at the factory and cannot be opened. A vacuum breaker that leaks constantly is not a cosmetic problem, because the backflow protection it provides has stopped working.

The leak behind the wall, which is the one that matters

If the wall around the bib is wet, if the stucco is stained or powdery, or if a baseboard on the other side of that wall is damp, the failure is not in the tap at all. The bib threads onto a nipple that passes through the wall. On pre-1960 homes that nipple is galvanised steel, and galvanised corrodes hardest exactly where it sits inside the wall and stays damp. On 1960s and 1970s homes it is copper with a soldered elbow strapped to a stud, and the solder joint is what cracks.

What breaks it is leverage. Every time a stiff hose gets yanked around a corner, or somebody hangs their weight on the spout, the load goes straight into that joint. The leak that follows runs down inside the cavity, so the outside stays dry and the first sign is a soft patch of drywall or a meter that ticks with everything shut off. If you suspect it, check the meter before you buy a washer kit.

Why bibs here fail without ever freezing

Freezing is not the failure mode in this part of Orange County, so the frost-free sillcocks sold everywhere else solve a problem we do not have. What kills hose bibs here is constant pressure on a rubber washer, sun on any exposed rubber, and scale. Mesa Water District supplies Costa Mesa entirely from local groundwater through nine wells, and groundwater carries minerals, so a fine deposit builds on the seat and on the stem threads until the washer can no longer sit flat. Sea air a couple of miles from the coast does the brass no favours either. If washers on the same bib fail twice in a year, the cause is usually high static pressure rather than bad washers, and a gauge on that tap will show it.

The irrigation valve that gets blamed on the hose bib

Many bibs sit within a few feet of an irrigation manifold, and water surfacing near the wall is often assumed to come from the tap above it. A sprinkler valve that weeps past its diaphragm, or a cracked riser under a shrub, produces a damp patch in the same place and only when the controller runs. Turn the controller off for a day. If the damp stops appearing, the tap was never involved. If it keeps coming back with the controller dead and the bib shut, the water is arriving from inside the wall.

When a repair kit is worth the afternoon and when it is not

  • Worth it: the body and threads are clean brass, the seat is smooth, and the only fault is a hardened washer or a flat stem O-ring.
  • Worth it: the tap holds fine but weeps at the handle, and the packing nut has never been touched.
  • Worth it: the vacuum breaker is the removable type and a matching cap is available for that make.
  • Not worth it: the seat is visibly pitted and cannot be dressed, so the new washer will fail within weeks.
  • Not worth it: the handle turns the whole stem assembly, or the body is cracked at the spout, which no kit addresses.
  • Not worth it: the bib itself moves in the wall when you turn it, because the joint behind the stucco is already compromised.
  • Not worth it: the tap is an old smooth-bodied bib with no vacuum breaker at all, since replacing it upgrades the backflow protection at the same time.
  • Replacing the bib itself

    The classic disaster is unthreading the old bib and twisting the nipple off inside the wall, which turns a fifteen-minute swap into opening the stucco. It is avoided with two wrenches, one holding the nipple square while the other backs the bib off. Where the bib is soldered rather than threaded, the joint gets heated and the new one fitted with the same care about what else is nearby burning. The replacement goes on with an integral vacuum breaker, sealed at the wall so water cannot track back along the threads, and strapped so future hose-pulling loads land on the framing and not on the pipe. If the nipple does turn, we say so before going further rather than after.

    Habits that make the next one last longer

    Take the hose off when you are done, so the tap is not left holding pressure against a rubber washer for months. Close the handle gently, because the seal comes from the washer meeting the seat and not from force. Do not hang tools or coiled hose from the spout. Keep soil and mulch back from the wall below the bib, since anything that holds moisture against stucco hides a slow leak for years. And once a year, open it fully, then back the handle off a quarter turn, which keeps the stem from seizing in the position it has sat in since last summer.
