Where they matter here
This is not a basement region, so sump pumps here serve specific situations: below-grade garages and rooms, properties on low-lying ground near the Santa Ana River or the flood channels, elevator pits, and houses where a previous owner installed one for a reason worth understanding before it is removed.
Because they are uncommon, they are also under-maintained. A pump that has not run for a year may not start, and the float switch is more likely to fail than the motor.
What we check on a service visit
A test is not “does it hum” — it is whether the water level actually drops.
- The float switch, by filling the basin rather than by lifting the float by hand.
- The check valve, which is what stops discharged water running straight back into the basin.
- The discharge route and its termination, which must take water somewhere it will not return from.
- The basin itself for silt and debris, which is what jams a float in practice.
- The power supply and, where present, the battery backup — the component that matters most in a storm outage.
The failure people call about
The classic call is a pump that hums and never lowers the water. That is usually an impeller jammed with silt, a check valve that has failed so the same water cycles back, or a float that has stuck against the side of the basin.
All three are cheap to fix in September and expensive to discover in January. If a pump protects something that matters, it is worth putting a test in the calendar before the first storm.
Where the water goes matters as much as the pump
A pump is only half a system. The discharge has to take water somewhere it will not simply return from, and the two failures we see most often are a line that terminates a few feet from the basin and a line that has been extended into something it should never have been connected to.
A discharge routed into a sewer connection is not acceptable in a Southern California city, and it is the kind of thing found during a sale rather than during a storm. When we install, the route and its termination are part of the job, not an afterthought.
Testing before the season, not during it
Orange County gets its rain in short, intense stretches, which means a sump pump can sit unused for eight or nine months and then be asked to work continuously for two days. Equipment that sits still seizes; float switches stick; silt settles into the basin and hardens.
A pre-season service is a short visit — fill the basin, watch the level drop, clean the basin, verify the check valve and the backup power — and it is the difference between a pump that works when the storm arrives and one that is discovered at two in the morning.
