What the pipe is like in Laguna Beach

A 1964 median with three quarters built before 1980 (ACS 2024 5-year) means original galvanised and cast-iron systems are still in service in a lot of Laguna houses — often in homes that have been remodelled repeatedly above ground while the pipe underneath was left alone.

The hillside is the complication. Houses stack on steep lots with stairs instead of driveways, laterals run long distances at awkward angles down to the street, and getting a jetter or a camera reel to a cleanout can mean carrying gear a long way. We plan the access before the visit rather than discovering it on the doorstep.
