Tankless Water Heater Installation & Repair

Tankless heaters are excellent at the thing they are good at — endless hot water for a household that runs out — and they punish neglect in a way tanks do not. On local groundwater, the difference between a unit that lasts and one that disappoints is almost entirely whether anybody has descaled it.

Descaling is not optional here

Costa Mesa and much of Orange County run on local groundwater, which carries mineral. Inside a tankless unit that mineral deposits on the heat exchanger, and a scaled exchanger loses temperature stability first, then flow, and finally throws an error code.

The service itself is straightforward when the unit was installed with isolation service valves: connect a pump and a solution, circulate, flush, clean the inlet filter. On a unit installed without those valves it is a longer job, which is why we fit them when we install.

Symptoms worth acting on early

The first two on this list are the cheap moment. The last one is not.

  • Hot water that goes cold the moment a second tap opens.
  • Temperature that swings during a shower rather than holding steady.
  • Reduced flow at the hot taps with cold flow unchanged.
  • A noticeable delay before hot water arrives that was not there before.
  • An error code on the display, which usually means the deposit has been building for years.

Should you switch from a tank?

The honest answer depends on why you are asking. If your household regularly runs out of hot water, tankless solves that permanently and it is the right call. If your tank has simply reached the end of its life and the hot water has always been adequate, a like-for-like replacement is usually the better value.

A switch also brings work beyond the appliance: gas line sizing, venting, condensate drainage and often an electrical circuit. We price the whole job rather than the box, because a tankless quoted without those is a quote for half the work.

Sizing for January, not August

A tankless unit is rated by how much it can raise the incoming water temperature at a given flow. Incoming water is colder in winter, so a unit sized on a summer measurement disappoints in January — the classic complaint about tankless, and almost always a sizing error rather than a fault.

We size on winter inlet temperature and on the fixtures you actually run at the same time, which is why the recommendation sometimes comes out larger than the one on the box.

Questions

Tankless Water Heater Installation & Repair: what people ask us

How often does a tankless need descaling on this water?
Treat it as annual maintenance. On local groundwater the deposit builds steadily, and the first symptom — losing temperature when a second tap opens — is the point at which service is cheap.
My tankless throws an error code. Is it finished?
Usually not. Most codes on a neglected unit come from scale or a blocked filter, and a proper descale clears them. A unit that still errors after service is a different conversation.
Do I need service valves?
If you want the unit maintained at reasonable cost, yes. Without isolation service valves every descale becomes a plumbing job before it becomes a maintenance job.
Will a tankless save me money?
It changes how you use energy rather than guaranteeing a saving, and the honest driver for most households is endless hot water rather than the bill. We would rather tell you that than sell you a number we cannot stand behind.
Can you service a unit you did not install?
Yes, any brand. If it was installed without service valves we will tell you what that adds before we start.
